Close to Campus or More House: A South Bay Tech Employee's Neighborhood Guide

08/26/26  |  Jacklyn O'Connor Friedland

Cupertino, Sunnyvale, or Santa Clara? A 2026 guide for South Bay tech employees, comparing home prices, commute times, and school tradeoffs across Silicon Valley.

Ten Minutes or Ten Thousand Square Feet: The Trade-offs South Bay Tech Employees Make

Silicon Valley tech employees face a familiar housing puzzle: live close to campus and pay a premium, or trade a longer commute for more space and a different school district. Using Apple Park and Cupertino as a working example, here's an honest breakdown of how that tradeoff plays out across the South Bay.

I have worked with tech employees across the South Bay and Peninsula for over 20 years. Using Apple as my example of a major South Bay employer, here is my city-by-city breakdown for tech workers weighing this same decision.

Apple employees face a specific version of the Bay Area housing puzzle that I want to address directly, because Cupertino itself, where Apple Park sits, is one of the tightest, most expensive, and most built out housing markets anywhere in Silicon Valley. Understanding that upfront changes how most Apple employees should approach their search.

The Reality of Cupertino Itself

Apple Park sits in Cupertino, and if you want to live in the same city as your office, you should know what you are working with. Based on Redfin’s tracked data for the three months ending May 2026, Cupertino’s median sale price was running around 3.2 million dollars, among the highest in the entire South Bay, and the market moves fast, with homes typically selling within about ten to fifteen days of listing.

Part of what drives this is genuinely limited supply. Cupertino is largely built out, meaning there is very little vacant land left for new construction, and most of the existing housing stock is decades old. This combination of strong demand, top rated schools, and structurally limited supply is what keeps Cupertino prices among the highest in Silicon Valley even relative to nearby cities with similar commute times.

I would treat any single median price figure for Cupertino with some caution, since sales volume citywide is limited enough that the reported median can shift meaningfully from month to month. Verify current pricing against live MLS listings before making a decision.

Why Some Buyers Choose Cupertino Anyway

For families who prioritize school districts above nearly everything else, Cupertino’s public schools carry a genuinely strong reputation, and Cupertino Union School District feeds into high schools within the Fremont Union High School District that post results among the strongest in the state on measures like state test proficiency. If access to these specific schools is your top priority and your budget supports it, living in Cupertino itself removes any ambiguity about school assignment.

Cupertino also offers the simplest possible commute, since Apple Park sits directly within the city, meaning some employees can walk, bike, or drive just a few minutes to work rather than relying on a longer commute or a company shuttle.

Sunnyvale: The Most Common Alternative

Sunnyvale borders Cupertino directly and is, in my experience, the single most common choice among Apple employees who want a short commute without paying Cupertino’s full premium. Based on Redfin’s tracked data for the three months ending May 2026, Sunnyvale’s median sale price was running around 1.8 million dollars, meaningfully below Cupertino for often comparable square footage.

Sunnyvale offers a genuinely wider range of housing stock than Cupertino, including its own pocket of mid century Eichler homes in neighborhoods like Fairbrae, along with newer construction near the Lawrence corridor and Moffett Park. Commute times to Apple Park from most Sunnyvale neighborhoods generally run under fifteen minutes by car.

Santa Clara: Value With a Slightly Longer Commute

Santa Clara sits just north and east of Cupertino and Sunnyvale and generally offers more value per square foot again, along with proximity to a wider range of employers beyond Apple, including Nvidia and Intel. Commute times to Apple Park from most Santa Clara neighborhoods run in a similar range to Sunnyvale, generally under twenty minutes depending on the exact route and time of day.

Los Altos and Los Altos Hills: Schools and Space, at a Premium

For families who want more land and a strong school district within a reasonable drive of Apple Park, Los Altos and Los Altos Hills are worth serious consideration, sitting just north of Cupertino. These cities carry a real price premium, generally comparable to or above Cupertino itself, but they offer larger lots and a quieter, more residential character than the denser neighborhoods immediately surrounding Apple Park.

Redwood City: The Peninsula Value Play for a Longer Commute

For Apple employees willing to trade a longer commute for meaningfully more house, Redwood City on the Peninsula is a common choice, particularly for employees who occasionally need to be in San Francisco or who simply want more square footage and yard space for their budget. The commute from Redwood City to Cupertino generally runs thirty five to fifty minutes by car via 280, longer than the South Bay options above, but the value difference in square footage per dollar is significant.

A Practical Note on Cupertino’s Housing Stock

Because so much of Cupertino’s housing stock dates back several decades, many homes on the market need significant updating even at multi million dollar price points. Buyers who want turnkey, move in ready homes sometimes find better options in neighboring Sunnyvale or Santa Clara, where a wider mix of renovated and newer construction is available at a lower overall price point. This is worth factoring into your search alongside pure commute time.

Frequently Asked Questions

Is it worth paying the Cupertino premium if I do not have children in school yet? For many single employees and couples without children, the answer is generally no, since Sunnyvale offers a very similar commute at a meaningfully lower price point. The Cupertino premium is driven overwhelmingly by school access, which matters most to buyers actively planning for or currently navigating K through twelve education.

Does Apple offer a shuttle network similar to Google’s? Apple’s campus and commute programs have differed from Google’s historically, with more employees driving directly to Apple Park given its location and available parking. Confirm current commute benefit programs directly with Apple, since these details change over time and vary by role.

Is Cupertino a good long term investment given how built out it already is? Limited supply combined with consistently strong demand has historically supported resilient pricing in Cupertino, though as with any market, past performance does not guarantee future results, and buyers should evaluate their own timeline and risk tolerance.

What is the best option for someone who wants walkability, not just a short drive? Downtown Sunnyvale and parts of Santa Clara offer more walkable options than most of Cupertino, which is a lower density, more purely residential city with less of a traditional downtown core.
